The sale of Cell tower lease buyouts to the third party companies seems to be an easy way to come out of the risk factor that their lease term will be terminated in the near future. There are some other reasons why a landowner wants to sell his cell tower lease like the landowner has plans to sell the underlying property in the future. Another reason would be to get a lump sum of money to clear the high interest debt.

These third party companies buy the land where the cell tower in leased. These companies buy the land for a one-time payment on the lease, which is usually a huge amount. There are certain companies that trick the landowners by saying the cell tower will become obsolete in the near future and that it is better to sell it now as the land prices are good.

As the cell phone business is of ups and downs but on a growing trend still the landowners feel that it is a risky business to deal with. It is a rear case that there would be a termination of lease before the term period.

Therefore it is not that risky at all. The companies spend over a million dollars to erect each tower and it is not that feasible to terminate and also this technology will be there for a long time to come.
